What is co-living?

Co-living means renting a house out by the room instead of leasing the whole place to one household. Everybody gets their own private bedroom and shares the kitchen and the living space. For the owner it usually means more monthly income out of the same house.

How much more can you make renting by the room?

Depends on the house and the market. In most cases the rooms together bring in more than the same house would rent for on one lease, which is the whole reason people do it. Don’t take my word for it though. Run your own address through the free room rental price calculator before you count on any particular number.

Is a mid-term rental better than Airbnb?

It’s a different job. Short-term rentals pay more per night and cost a lot more in turnovers, cleaning, and messaging. Mid-term and co-living tenants stay for months at a time, so the work drops way down and the income gets predictable. I run both, and I sleep better because of the mid-term doors.

Do I need to own the property to start?

No. Plenty of people start by renting a house and re-renting the rooms with the owner’s permission, or by managing somebody else’s property. Owning makes the math better over time, but it isn’t the entry requirement most people assume it is.

How do I know if my house is a good fit?

It comes down to bedroom count, bathroom count, whether there’s a real common area people can share, and what your local zoning and HOA rules allow. That’s exactly what the free co-living viability calculator scores, and it takes about five minutes.

Where do I start if I’m brand new?

Start with the free calculators so you know whether you have a property worth chasing. If the numbers look decent, the Blueprint is $32 and hands you the whole system. The course is for when you want me walking you through it step by step.
